Broken Torsion Spring on a Double Door, Charlotte
A homeowner near Charlotte Middle School called at 7:40 on a Tuesday morning because the garage door wouldn’t lift more than six inches. The right torsion spring had snapped clean through. The door, roughly 180 pounds, was hanging on the left spring and the opener was straining against the rails. We replaced both springs as a pair, not just the broken one, because springs wear in tandem and the second one was already counting down its cycles. The door lifts evenly now, and we wrote the spring cycle rating on the invoice so they’ll know what’s left on them in a few years.
Sagging Wood Door Replaced with an Insulated Clopay, Jourdanton
This door had done its time. The bottom panel was soft from years of South Texas heat and the occasional puddle after a hard rain, and the center rail had bowed enough that the door jammed twice in one month. Tearing it down and hanging a new insulated Clopay took most of a morning. The difference isn’t just in how it looks, although it looks like a different house. The garage stays noticeably cooler in July now, which anyone with a west-facing garage in Atascosa County will appreciate.
Off-Track Door with Bent Roller, Charlotte
A teenager learning to back out clipped the bottom corner of the door while it was still going up. The impact knocked the door off the track and bent the bottom roller into a “C” shape. We pulled the door back into position, swapped the roller set for nylon rollers, and re-spooled the cable that had jumped the drum. About an hour’s worth of work, start to finish. The opener now runs quieter than it did before the impact, which is a small win that came free with the repair.
Dead Opener Motor Replaced with a LiftMaster, Poteet
The homeowner called because the motor hummed but the door wouldn’t budge. That’s almost always the gear, and it was. The opener owed them nothing after fifteen years. We installed a LiftMaster belt-drive, which is meaningfully quieter than the old chain unit, and replaced the safety sensors while we were at it. The old ones were corroded from humidity and had started flickering intermittently. Now the door opens at the same speed every time, and the garage doesn’t sound like a cement mixer when it runs.
Dented Steel Door Panel, Charlotte
The dent itself wasn’t the problem. The problem was that the dented panel had pulled the bottom weather seal out of alignment, and the door was catching on the concrete step coming down. We replaced the single panel rather than quoting a full door, which saved the homeowner around a thousand dollars versus a replacement. The color match on the steel was close enough that you’d have to squat down and squint to spot the difference. That’s the kind of repair we’d rather do than upsell a door somebody doesn’t need.

This one started as an empty hole in a new-build just outside town. The homeowner had been parking in the driveway for a month and wanted the garage secured before deer season, because a garage full of gear is a target.
